The Senior Property Officer is responsible for the day-to-day tenancy, property management and delivery of effective tenancy management practices for Youturn’s directly managed properties. The role is responsible for maintaining the standard of our properties and working with clients and tenants to ensure that tenancies are sustainable, well managed and compliant with all relevant regulations and requirements.
This role will require some periodic travel between Maroochydore, Tewantin and Toowoomba.
Key Responsibilities:
– Oversee and coordinate all rental property acquisition and maintenance activities that pertain to the Homelessness and Child Safety programs ensuring that maintenance requirements and are actioned within appropriate timeframes.
– Manage entry and exits of properties in accordance with both tenant and real estate agency responsibilities including documented condition reporting.
– Respond to repairs and maintenance requests from tenants, Case Managers and landlords in line with contractual obligations.
– Address any property issues as a result of statutory compliance feedback.
– Coordination of all fire and safety issues for all Youturn provided dwellings.
– Coordinate with Line Manager and/ or GM around purchasing of property furnishings.
– Conduct regular property inspections to ensure any hazards are corrected, repaired or eliminated.
– Action work orders and undertake follow up assessments of completed work as required.
– With support from the General Manager, foster and maintain positive relationships with Real Estates and landlords in relation to securing, sustaining and disposing of tenancies.
– Oversee the implementation and operation of the tenancy and rent management system, Chintaro.
Experience, Qualifications & Other Requirements:
Essential
-Hold qualifications in the community or property sector (community housing or child safety accommodation services) to a minimum of Certificate IV level.
– Minimum 3 years’ experience in social housing property and/or asset management operations.
– Thorough understanding of regulatory and statutory compliance in both social housing and child safety, including relevant reporting frameworks.
– Experience working in a fast-paced environment.
– Hold a current ‘C’ class open drivers’ licence.
– Hold, or be eligible to apply for, a Blue Card issued by the Queensland Department of Justice and Attorney-General.
Desirable
– Extensive experience in operating community housing rent and tenancy management systems, data recording and statutory reporting platforms.
– Experience in supporting a small, professional team to deliver quality outcomes.
– Experience in liaising and engaging contractors to maintain or repair properties including the development of a preferred supplier list.
– Broad understanding of the local rental property market and related challenges.
