Abstract

The ANZ CoreLogic Housing Affordability Report is a guide to the trends and main drivers of housing affordability across Australia.

The analysis provided here by ANZ and CoreLogic is designed to inform the discussion around policies that aim to improve affordability. Over time this report will track changes in affordability for home owners, aspirational buyers and renters.

At a national level, housing values have been rising since October last year, posting a 21.6% rise over the 12 months ending October 2021, while rents are 9.2% higher over the same period.

The initial 12 months of the current cycle is showing the fastest growth trajectory on record.

Assessing the state of housing affordability should consider different tenure types and stages of property ownership.

The dwelling value to income ratio (or median multiple) is a widely used measure of housing affordability, which divides median dwelling values by median household incomes.

This simple measure is internationally comparable.
