The Role

Reporting to the Asset Manager, you’ll oversee the operation, maintenance and compliance of essential building services across Vinnies Housing’s medium- and high-density residential portfolio.

You’ll ensure critical building systems—including fire safety, lifts, HVAC, security and other shared infrastructure—are safe, compliant and operating efficiently, helping provide residents with safe, functional and well-maintained places to call home.

This is a PermanentFull-time position (38 hours per week) based in South Brisbane.

Key Responsibilities

  • Managing essential building services including fire systems, lifts, HVAC, security systems and other shared infrastructure
  • Coordinating planned preventative maintenance programs and service contracts
  • Monitoring contractor performance to ensure quality, safety, compliance and value for money
  • Conducting site inspections to ensure common areas are safe, functional and well maintained
  • Managing defect rectification and warranty works for new buildings
  • Supporting procurement and tender processes for facilities service contracts
  • Maintaining accurate facilities records and reporting on contractor performance, service delivery and compliance
  • Identifying operational risks and recommending building improvements or capital upgrades

About You

You’ll be a proactive and organised facilities professional who enjoys managing multiple priorities while building strong relationships with contractors and stakeholders.

To be successful you’ll bring:

  • 3-5 years’ experience in Facilities Management, Building Services or Housing Asset Management
  • Sound knowledge of building compliance, WHS and essential services including fire, HVAC, lifts and security systems
  • Experience managing contractors and service providers
  • Strong organisational, communication and problem-solving skills
  • Experience using Microsoft Office and facilities or property management systems
  • A current Queensland C Class Driver License

Desirable:

  • A qualification in Facilities Management, Building Services, Property, or a related discipline.
  • Experience working within social or community housing, or managing facilities in multi-unit residential environments.
  • Knowledge of the National Regulatory System for Community Housing (NRSCH) and Queensland Social Housing Program Specifications.
